I'm not sure where is best to post this sort of thing now that Greek Life is off limits so, if one of the admin team thinks it should be in a different forum, can they please move it there (thanks).

There were quite a few posts about the approximate building costs for a concrete/brick single- story house.  Would any of you who have gone down this route recently mind saying how you found them?

If I remember correctly, I believe it was approximately 900 euros per square metre - but then there was some discussion about what actually came into that measurement - stairs and verandahs were counted at half the cost etc.

I would also be interested in any prices for wooden builds as well.

Hi Stuart ,

Due to demand and the realisation by the Albanian workforce about what is happening on Corfu [ building wise ] costs are starting to rise .

This is in direct comparison as to the costs of eating out etc . once the realisation has sunk in about how much Europeans are prepared to spend , then the price goes up accordingly .

For a medium to good spec on a new build expect to pay between € 1,000 and € 1,200 per m2 . That price will include all fixtures and fittings with a key in the hand . It will not include groundworks , retaining walls , ornamental walls , pool or BBQ . It may include aircon or central heating if you negotiate .

Hi Stuart,

I was quoted 1000 Euros per sqm earlier last year but as John says costs are rising.  I was aso quoted 600 Euros per sqm (not including the foundations and connections to services) for a prefab from this company (thinkit was them!) http://www.kofinas.gr/frameset.html but they said that verandas were a lot less only I can't remember how much, maybe 100 per sqm.  Don't take my word for that last bit though.

The timber framed houses are around the 850 to 900 euros per sq m I think but Bougarini also do a concrete construction now using a polystyrene framework but I don't know the cost of these.

Julia - some of those plans look quite good and they have a real selection to choose from.  (Mind you, I think I'll lose the saunas and find something else for the space instead.  )

KC - I've seen some of the videos for that polystyrene/Concrete build system.  It looks like it should be fairly quick to put up (as long as you know what you're doing, of course).  I'd be interested in finding out a rough price for it.  Mind you, I still like the idea of a timber house.  I take it the 850-900 price would not include the foundation footings and waste water soakaway etc?

No the foundations etc are extra I'm afraid. We have a Bourgarini timber framed house and I must say we are highly delghted with it. We were there last week and even the snow and very cold weather did nothing to dampen our spirits! If you need any further info then PM me and I will try and help.

A small word of warning - quoting costs per sq metre can be a bit misleading as this tends to ignore all the other costs such as retaining walls, terraces, railings, swiming pool, driveway, landscaping etc etc. I have learned this lesson from receny first-hand experience!

These additional costs can easily add an additional 20 - 50% to the actual build costs - more with very steep plots etc

If possible try and get a quote to include absolutley everything (not easy to get builders to commis to this I know) but that way you'll get a handle on the whole project costs.

Thanks for the good advice.

It's another very good reason for being realistic when searching for a building plot.  After all, it's no good having a beautiful view from the side of a mountain if you can't afford to have a house built on it!
