karentryfona..I am very sorry to hear of your dilemma with Kosmar....I know you have been going on for a very long time with Kosmar as your apartments we have seen has been on a long time in the kosmar book(And almost booked it one year)(Sorry to say found Kassiopi)We have dealt with Kosmar four Meany years and our very first booking was with Kosmar to an island called Poros....And have always use Kosmar for booking our Greek holidays (and also my brother in law)Apart from the last three years have gone independent...The last Kosmar booking was in Dassia(think it was the Katerina apartments just up the hill ware the supermarket is on the corner has its own tavern on site but no longer in the kosmar book when we last looked)...Back to the point with Kosmar every apartment we had with Kosmar has been to a very high standered and not one compliant to be had with them...I am proud to have staid in every Kosmar apartment that we had with Kosmar and give you a pat on the back for it as i am very sure yours would have been the same as all the others we have been to in the past....Yours Chris

I think that it is very valuable & interesting to get the point of view of an apartment owner in such a discussion, some people simply don't appreciate how you have to operate, the risks you have to take (non / short payment etc) and the low rates that tour operators generally offer.
I have always made a point of getting friendly with the apartment owners where I stay and do have a small insight as to how things are for them.
As I have already said earlier in this thread I am aware of some fairly reasonable apartments that were always fairly busy with return business every year, and yet the tour operator has dropped them for next year. At this stage the future for them is unknown, furthermore I have it on fairly good authority that a new all-inclusive is set to open just along the beach from them next year.

I can't give exact figures, but as far as I am aware the local agencies take a far lower percentage than a tour operator. It's more the case that the apartment owner pays the agency a small percentage of every booking for their service rather than the situation where the tour operator makes the bulk and passes a small amount to the apartment owner.
There is no exclusivity between the apartment & agent. So the apartments are generally free to take direct bookings too and many do.
Certainly the agencies that I am aware of advertise prices very similar to that which the owner offers directly, they add a bit extra on as they offer things such as taxi transfers from the airport as part of the deal.

Are you saying then that there IS exclusivity then between the tour ops and the apartments? A sort of 'sole agency'?
It gets even more unfair doesn't it?

Oh yes Trisa, most tour operators will want exclusive use of any property, as they will be putting it into brochures etc. Very few would allow an owner to supplement his income with private bookings, in fact none that I am aware of.

When you signed up with the Serbian company, does that mean that if you have any empty apartments next year you can't let out your apartments independently?

Trisa, we have a commitment to the Serbian company for 4 months so we can only rent out independently outside of these months unfortunately. As acharavi.com has pointed out, once you have signed a contract and committed to a TO your property is exclusively 'Theirs' so to speak.Thank you also for your good wishes.
