Seems such a long time since we have been to Corfu but now just 140 days to go and we will be back sampling the good life once again!

Some of you may remember that  I offered to help those involved in this forum who were trying to sell up in the UK and needed some advice.  No I dont want any money, or anything else but after 20yrs as a (keep it quiet) friendly Estate Agent in the UK I may have some knowledge that might help should you require it.  If you are trying to move to Corfu then even better!  I know very little of the market on the island but let us all envy you if you manage it!  You can PM me or whatever and I will respond as soon as possible.

I helped quite a few of you out in the past and whilst some had troubles, most of them were sorted out and I think you all moved eventually.  Hip's are a big issue at present & you may have questions on that as well.

..and by the way - some of us are really quite nice!! (no really we are - well like I say - some!)

Other than what gets replaced following an accident whilst skiing its a Home Information Pack!

Sorry - I forgot about jargon!

Present legislation (to be finalised on March28th) will make it compulsory for a home infromation pack to be in place PRIOR to placing your home onto the market. This will contain (amongst other things) title documents, searches, and an Energy efficiency report, on your house and will cost between £350-£1200 depending upon the size of your property. Current thinking is that you will literally not be able tell anyone you are selling prior to the pack being ready although this may change.  Heavy fines are predicted and could be levied at agent, purchaser and the seller for non-compliance.

The implications could be huge for us all!

I know some new laws are being changed in Scotland can you tell me if it will apply here.

Well the scottish system is slightly different and actually you may not notice the changes quite so much but certainly it will have an effect.

Worst predictions nationally are that it could reduce transactions by as much as 25% a year and still not reach present levels until beyond 2016. That may be somewhat alarmist and I cannot really comment on the accuracy of that statement but you may find there is a flood of property onto the market in April and May of this year in an attempt to beat the june 1st deadline. Its seems if you are already on the market at that point you are likely to be allowed until march next year to continue without a HIP.  Trouble with that as a plan of action is that if there are masses of houses suddenly coming onto that market in such a short period of time, this may scew demand and result in a glut of available property. This may actually reduced prices which whilst  this may initially be thought of as a good thing there could be serious consequences...houses wont sell if buyers think prices will fall and they think they could purchase cheaper by waiting for a few weeks! Because they wait there could be pressure put on those who HAVE to move to reduce their price quicker than say their neighbour to make their house look even more attractive.......this becomes a bit of a self fulfilling downward spiral.

Hey no one can really tell you how it will effect the market until we are actually in it but rest assured there will be consequences.......The HIp is founded on good principles but maybe it should be delayed until the ramifications have been fully considered.

Hi Mike

Couple of questions as we are thinking of selling in London and relocating to Wales...

1. How do you think the market will perform over the next, say, 1-5 years?

2. Do you recommend appointing a couple of estate agents or sticking to one?

I guess (sorry if iam wrong) the real question you ask is 'will the market perform sufficiently well to ensure you have increased the equity above your finance to make life comfortable?'  The answer is almost certainly yes although 5yrs isnt considered a sufficient period to guarantee that statement!

Prices in london whilst they may rise at a similar % rate to that in London appear 'good value' since they are naturally starting from a lower base.  I have to suggest however that London will outperform just about anywhere else in the country. Presently there is a shortage of property on the market within London and buyers are paying a premium - one should ask when dont they!!  I dont see a similar situation in Wales at the moment.

There may be some short term uncertainly in the next 12 months but historically house prices have doubled around every 10 yrs or so!

Hi Mike

Thanks for that. We've already realised enough equity in the London property to buy a house in Wales and not have a mortgage, I suppose my thinking is, because it's performed so well so far, will we be "missing out" on further equity if we sell now. I know Wales has increased significantly over the last few years so I'm guessing that if Wales continue to rise, we'll be in the same boat 5years down the line, if that makes any sense!!

You ought to be marginally better off in time. 

sorry if what iam about to say is obvious but consider a 10% rise in prices over the whole of the uk for sec.  Assuming you are buying for less in Wales then you should be better off over time.

Ie

London 300k  10% = 30k

Wales 200k 10% = 20k

In theory you will end up 10k better off by waiting!!

IN THEORY!!!  Now thats where a crystal ball would come in handy!!

Thing is this is where greed creeps in and greed is exactly what fuels the market esp in London - maybe thats a bit harsh, I ought to say 'looking after one's best interests' which is only natural. Do you wait of do you just go for it?  If only I knew!!!
