Stavros Travlos

Founder and co-owner of Peterson's Real Estate and Development in Kefalonia Greece is Mr. Stavros Travlos. Stavros is a civil engineer who graduated from the University Of Patras in 1998 and is the chief civil engineer and MD of Peterson's. He oversees all aspects of planning and designing from the pre-constructed stage to its full completion on every project.

Stavros Travlos with numerous credits to his name was also the founder and executive president of TFP a design and construction company in Kefalonia from 2000-2007. Some of those credits include The Marina Complex luxury apartments in Argostoli, Acropolis villas, at Skala, Braunis Horio luxury villas in Assos, Kefalonia Sands Hotel, Atlantica Hotels in Skala, Konstantatos Hotel in Skala, Avithos Resort in Svoronata as well as many others.

Mr. Travlos speaks English to a high level. He is also a member of the Technical Board OF Greece, a member of The Pan-Hellenic Society of Qualified Civil Engineers, has served as a Councilor to the Municipality of Eliou Pronnon, Vice President to the hospital of Kefalonia as well as vice president to the Technical Board of Kefalonia.

Evangelos Travlos

Mr. Evangelos Travlos is the financial advisor of Peterson's Real Estate and Development. He is a graduate of the University of Salford in England and his Master in Science is on International Banking and Finance. His Bachelor in Science is from the University of Panteion in Athens Greece and it is on Economic and Regional Development. Mr. Evangelos Travlos has a good command of the English language; is an excellent communicator and a good decision maker.
His strongest points include time management, extensive knowledge of financial products and immediate responsiveness. Graham moved to Kefalonia a few years ago leaving his home town of Newcastle upon Tyne.
Graham studied retail management in London and holds a higher diploma in Retail Management. He was a customer service and training manager for the John Lewis Partnership for 12 years and also worked with Zurich Insurance as a service manager. Graham also worked for a local college in Newcastle upon Tyne as an NVQ assessor for students studying retail management and coaching skills.
Graham lives in Klismata village and is involved in his spare time with the recreational committee organizing local social events.

Greece is a member of the E.U.and all members of the European Union are free to live, work and purchase property within the E.U. If you are a citizen of the E.U. you are then permitted to purchase property in Greece.
Once you have negotiated a price on your new property, both parties sign a pre contract which indicates price, property location and date for the closing of sale. An agreed deposit is paid at this time as well. Now that you already have signed a pre contract on your new property and have placed a binder you will need a surveyor, a lawyer and a public notary.
From the time that the pre contract is signed, up to the date that the final closing is set, your lawyer and surveyor will run all checks on the land or property ensuring there are no liens, confirm what can or cannot be built on it and obtain all required permits including the forestry permit. There is a 500 Euro non refundable fee for the above services.
Buyers need a TAX registration number. To obtain a Greek TAX ID number an (AFM) a photocopy of the buyer's passport is needed. One TAX ID for every individual who is included in the contract.
Peterson's usually recommend that the buyer gives power of attorney to a lawyer or someone you know and turst who can represent you for all public services, open a bank account and deal with your bank regarding any loan that is required and for the final signing of the contract.
Taxes to the Greek government must be paid prior to closing of title. The taxes will be paid to the tax office based on a percentage of the assessed value. The final contract is signed by both parties and is then registered with the Land Registry office.

One of the primary services of Peterson's is to achieve the financial acquisition of the real estate property that you have chosen. They will offer solutions regarding loans and mortgages from all Greek financial institutions. <

Loans

Mortgages can be on a fixed or a variable interest rate. Peterson's recommend a fixed interest rate of 3.97% for the first 2 or 3 years and afterwards a variable interest rate of 5.32% for the life of the loan. Early repayment, of partial or in full at any point of your loans lifetime is possible, after the fixed rate period that you have chosen passes. The duration of the loan can be from 15- 40 years.

For the purchase of a completed property, the loan amount is given according to the property value and the whole amount is given up front.

When constructing or renovating your property your loan then will be gradually disbursed, according to the progress of the work being done.
In such a case your monthly instalment is calculated based on the loan amount disbursed each period.

The possibility of a grace period exists. Within this grace period of 6 to 24 months only interest is paid on the loan by the borrower.

In addition to the monthly loan instalment that the client pays every month to the bank, Life Insurance and Home Insurance coverage is added.

Indicative approximately for a loan of 100.000 Euro the two above insurances come to 50 Euro per month.
To apply for mortgage you will need passport, previous year's income tax return, most recent income statement or last month's salary or pension slips. If you are self-employed you will need income tax returns of the previous 2 years. If you have another loan the you wil also need a bank statement where the loan's outstanding balance as well as the monthy payments are indicated.

The legal inspection, to be completed by a bank appointed lawyer, and the appraisal of the property by a civil engineer prior to the loan contract, constitute two of the basic expenses to the buyer.
The cost for the these services is 350 Euro and 412 Euro respectively. A slight higher cost for rural and hard to reach areas.

A cost of 200Euro, is to be given to the bank directly for processing the loan.

Finally a fee of approximately 1500-2000 Euro is paid by the buyer to the mortgage registry for the lien that will be placed to its property.

In total the closing costs for a loan from a Greek financial institution that the customer has to pay depend on the amount borrowed - they can range from approximately 2712-3012 Euro.
